Hydro Jetting in Upper Arlington
Upper Arlington was fully built out by the 1970s, so nearly every lateral is clay or cast iron, and the ones under Old Arlington are approaching a century old. Mature sycamores and silver maples line the streets, and the camera usually finds root mats at the joints, scale in the cast iron, and an offset at the main.
A century of pipe under a built-out city
Upper Arlington was platted beginning in the 1910s, and Old Arlington, the curving streets between Lane Avenue and Fifth Avenue near the Scioto, carries laterals from the 1920s and 1930s. Those are vitrified clay in short lengths with mortar joints, with cast iron through the foundation wall and often a long cast iron run under the basement slab.
Development moved north through the 1940s and 1950s into the Tremont and Canterbury areas and up toward Henderson Road, and finished in the 1960s and early 1970s near the Kenny Road and Reed Road edges. The materials barely changed. Clay dominated, Orangeburg fiber pipe appeared in a few postwar plats, and cast iron remained the choice at the foundation. Because the city was essentially complete by 1975, PVC laterals exist only where one has already been replaced.
That gives Upper Arlington some of the oldest laterals in Franklin County, and the camera findings reflect it: root intrusion at nearly every joint, mortar washed out, cast iron choked with scale, and frequent offsets at the tap into the main.
Roots, clay soil and the Scioto side
The city sits on glacial till, a dense clay that holds water and swells and shrinks with the seasons. The western edge drops toward the Scioto River, and the lots along Riverside Drive and the ravines above it have variable depth to bedrock and more groundwater movement than the flat interior. Frost reaches about 30 to 36 inches, and after eighty or ninety winters the shallow section near the house has been heaved and dropped enough to open every joint.
The trees are the main story. Upper Arlington's street sycamores, silver maples, pin oaks and the willows near the river are mature and enormous, and their feeder roots live in the top few feet of damp clay directly over the laterals. Roots enter an open joint, thicken, and pull it further apart. Hydro jetting cuts them back, but they regrow unless the joint is sealed.
Cast iron brings its own failure. Decades of flow leave a thick scale that narrows the pipe, and the bottom eventually corrodes through, which the camera shows as a rough channel with soil visible beneath it.
Lining is usually the answer, with two exceptions
For the typical Upper Arlington lateral, cured-in-place lining is the repair that makes sense. After hydro jetting and descaling, a felt liner saturated with epoxy resin is inverted or pulled through the full run and cured with hot water, steam or UV light. The liner passes through cast iron and clay alike and leaves one continuous pipe with no joints, installed from a cleanout or a small pit so mature landscaping and the tree lawn are left alone.
The first exception is a collapsed or severely offset section, most often at the tap into the main. A liner cannot bridge a large offset. That spot is handled by a short excavation or by pipe bursting, where a bursting head is pulled through on a cable and fused HDPE follows. Bursting needs two pits, and on these lots the crew sites them to miss the major roots of the street trees.
The second exception is a cast iron run under the slab that has rusted through along the bottom. Lining can still work if the pipe retains its shape, but a section that has lost its invert may need to be cut out before the liner goes in. A sectional point repair is the fix when the rest of the line is sound.
Permits, the tree lawn and the inspection
Upper Arlington operates its own sanitary collection system, and flow is treated by Columbus. A lateral repair needs a permit from the city, and the inspector will review the post-lining camera video or view the connection at the main before a pit is backfilled. Any work in the tree lawn, sidewalk or street requires a right-of-way permit, and the city protects its street trees.
In most communities in the area the owner is responsible for the whole lateral to the main.
The day of the work and how to vet an installer
The crew will camera the line, locate it across the yard, and note where the cast iron ends and the clay begins. Descaling cast iron adds time, so a full lining job can run most of a day, with water use paused for a few hours during the cure. Bursting adds a second morning for backfill and restoration.
Compare installers on the camera video, the liner specification, and the written warranty. To compare installers who are vetted on those points, find a verified CIPP contractor and ask how they handle a cast iron to clay transition under a sycamore, because that is the ordinary Upper Arlington job.
Hydro Jetting in Upper Arlington
What a jetter does that a cable cannot
A hydro jetter pushes water through a nozzle at several thousand PSI. Rear-facing jets pull the hose down the line and scour everything off the pipe wall: roots, grease, sludge, mineral scale, and the rust flakes inside old cast iron. A cable machine drills a hole through the blockage and leaves the rest on the wall, which is why cabled lines re-clog on a schedule.
Where it fits in a repair
Jetting is step one before lining, because a liner has to bond to clean pipe, and step one before an honest camera inspection, because a line full of roots or scale hides its own condition. It is also legitimate maintenance on its own for a structurally sound line that roots keep finding.
When a line should not be jetted
Cast iron that is paper-thin at the bottom can be opened up by an aggressive descaling pass. A collapsed clay section will not let the hose through. Orangeburg can delaminate under pressure. An experienced operator checks the line first, matches the nozzle to the material, and stops if the pipe is not holding up.
Maintenance versus repair
If the camera shows sound pipe, annual or semiannual jetting is a cheap way to stay ahead of roots. If it shows open joints, channeled cast iron or offsets, jetting is a stopgap and the money is better spent on lining, which removes the joints the roots are using.

Questions we hear in Upper Arlington
Who owns the sewer lateral in Upper Arlington?+
In most communities around Columbus the property owner is responsible for the lateral from the house to the main, including the segment under the street and tree lawn. Upper Arlington issues the permit and inspects the work, and the city can confirm the rule for a particular address.
Why are tree roots such a problem in Upper Arlington?+
The street trees here are among the oldest and largest in the county, with sycamores, silver maples and pin oaks planted when the subdivisions were laid out. Their roots run shallow in clay, and a clay lateral with a joint every few feet gives them an entry every few feet.
Can a 1920s lateral be lined, or does it need to be replaced?+
Age alone does not decide it. If the camera shows the pipe is still round and passable, cured-in-place lining gives it a new continuous interior. If a section has collapsed or the connection at the main is badly offset, pipe bursting or a spot excavation at that point is the better choice.
Will the trenchless work damage the lawn and landscaping?+
Lining works from a cleanout or one small pit, so established gardens and the tree lawn stay intact. Bursting needs two pits and the crew will site them to avoid major roots. Most jobs finish in one day with water use paused for a few hours.
What does a lateral repair in Upper Arlington cost and how fast can it happen?+
Cost depends on the length and depth of the run, cast iron sections that need descaling, and whether the street has to be opened. Camera inspection comes first, then the permit, then a single day on site in most cases. Estimates are free; call now.
